<p>This serene country  horse ranch consists of 68 acres, with approximately 40 acres of  irrigated hay.  The Little Thompson River runs through the entire  property, offering fishing and huge stands of cottonwood trees.  The  ranch has unobstructed views of Longs Peak, the Rocky Mountains and  awesome sunsets. A totally renovated turn of the century historic 3,800  square foot farmhouse, surrounded by massive trees is the focal point of  the property. Local history has it that Ike and Mamie Eisenhower  vacationed here many times. There is also a three car oversized garage,  and summer patio for entertaining. Additionally, the property has four  catch ponds, five fenced pastures with live water, original barn with  storage, five horse runs with shelters, large storage shed, hay Quonset  that will hold 2,000 bales of your own hay, outdoor arena and two large  corrals. Three and one-half shares of Old Ish Water, with senior rights sells with the property.  This immaculate ranch has it all, and is  perfect for a horse ranch along with a few cattle. <p><strong>LOCATION and AREA</strong></p>
<p>Berthoud and the ranch are located between Longmont and Loveland, CO,  just of off Highway 287, and just 20 minutes from I-25.  The town of  Berthoud is known as “the garden spot of Colorado”.  Berthoud is a  small, quaint and historic community of approximately 5,000 people.   There are several restaurants, shopping centers and conveniences.  Ft.  Collins to the north is the county seat of Larimer County and has a  population of over 130,000.  The Denver Metro area is just 30 miles to  the south. Within an easy 30 minute drive in any direction from the  ranch there is a variety of fine shopping, dining, recreation and  entertainment.  Estes Park and Rocky Mountain National Park is just a  scenic 30 minute drive up the canyon to the west, where year round  activities and diverse wildlife abound.</p>
<p><strong>ACREAGE</strong></p>
<p>The 68 acres lie at an elevation of approximately 5,100 feet.  The land  is fairly level, with a slope from south to north of about 100’.  The  entire property has been put under Conservation Easement.  No future  structures, other than Agricultural related buildings can be built on  the property.  The Little Thompson River runs through the entire  acreage, pooling in several areas, allowing for great trout fishing.   There are also irrigation ditches that run through the property.  Your  livestock can water directly from either.  The land is fenced and cross  fenced with an excellent gate system, allowing for good pasture  management and moving livestock.  The huge stands of Cottonwoods and  other trees supply ample shade and shelter.  Views to the west, and of  Longs Peak are unobstructed and breathtaking.  The roads are graveled,  with white fencing along the sides.</p>
<p><strong>WATER</strong></p>
<p>Along with the Little Thompson River wandering through the ranch, there  is also an irrigation ditch and a spring, which fills four staggered  ponds adjacent to the hay crop.  The property sells with three and  one-half shares of Old Ish Water, with senior rights.  Current owner  also has one share of Highland Ditch, which is excluded.  There are two  wells on the property, both are capped and not operational at this time,  but are permitted.  The Farmhouse water is supplied by Little Thompson  Water.</p>
<h3>IMPROVEMENTS</h3>
<p><strong>Home:</strong><br />
The 3,800+ square foot Farmhouse was totally renovated in 1999. It  features a huge country kitchen with beautiful custom Maple cabinets,  large eating nook with the view of the Rocky Mountains, and wonderful  patio with dining area covered by a pergola on one side. There are two  pantries in the kitchen. The master bedroom is on the main floor and has  a large bathroom with a jetted tub, shower, double sinks and walk in  closet.  Just off the master bath is a deck with a hot tub.  The living  area is large and very open with many large windows and has a wet bar  and dining room.  Upstairs (on the original staircase) there are two  large bedrooms, sitting room, bonus room and a large tiled bathroom that  boasts the original copper bath tub that is over 100 years old, and  still working, along with a shower.  The cozy ceilings, dormers and  extensive windows make this upper area a great retreat for children or  guests.  The finished basement has a walk out door, with a parking area  and is adjacent to the garage.  There is also a family room, storage  room and office area.  Mechanical area has top of the line 65 gallon  water heater and boiler system.</p>
<p><strong>Out Buildings:</strong><br />
The main barn is the original 1895 barn that has been maintained and  upgraded.  It has indoor stalls, several storage areas, a tack room and  charming historical and architectural character. It is attached to a  shed row area and outdoor paddocks.  And attached to that are five horse  runs with a shelter on the northwest side of each.</p>
<p>In another building there is a shop with a three sided shed that has  four bays and is south facing with a fenced corral, ideal for trailers,  equipment storage or livestock. There is also a large outdoor arena for  riding and a smaller turnout or training area.  The metal Quonset hut  can easily hold 2,000 + bales of hay and has sliding doors to easily  accommodate a bale wagon or farm equipment.  In addition there is also a  large, fenced chicken coup.</p>
<p><strong>WILDLIFE and RECREATION</strong></p>
<p>Hawks, eagles, deer and river wildlife abound.  The land is perfect for  pasture riding your horses or letting the kids roam.  Anything else you  would care to do is close by, including Carter Lake, used for boating,  sailing and water sports.</p>
<p><strong>RANCHING OPERATION</strong></p>
<p>Horses are the obvious choice for this land and existing structures.  A  handful of cattle can also be managed.  The current owner has had six  horses and 4-6 head of cattle at any given time.  With fresh water  running through the property, and 40+ acres of hay, this is a self  sufficient and easy to manage operation.
