ACREAGE AND DESCRIPTION

LOCATION and AREA

Berthoud and the ranch are located between Longmont and Loveland, CO, just of off Highway 287, and just 20 minutes from I-25. The town of Berthoud is known as “the garden spot of Colorado”. Berthoud is a small, quaint and historic community of approximately 5,000 people. There are several restaurants, shopping centers and conveniences. Ft. Collins to the north is the county seat of Larimer County and has a population of over 130,000. The Denver Metro area is just 30 miles to the south. ACREAGE

The 68 acres lie at an elevation of approximately 5,100 feet. The land is fairly level, with a slope from south to north of about 100’. The entire property has been put under Conservation Easement. No future structures, other than Agricultural related buildings can be built on the property. The Little Thompson River runs through the entire acreage, pooling in several areas, allowing for great trout fishing. There are also irrigation ditches that run through the property. Your livestock can water directly from either. The land is fenced and cross fenced with an excellent gate system, allowing for good pasture management and moving livestock. Home:
The 3,800+ square foot Farmhouse was totally renovated in 1999.
